August told two slightly different stories across the markets we serve.

In the Anchorage Municipality, the typical home sold for $490,000, down 2.0% from July's $500,000. Homes that sold spent about 15 days on the market (14.9 in the MLS numbers), 4% faster than July. Buyers had more choices: 435 active residential listings, up 22% from 356 in July.

In the Matanuska-Susitna Borough, the typical sale was $425,000, down 5.1% from July's $448,000. Time on market lengthened. Homes that sold averaged about 37 days (37.2), 60% slower than July's 23-day pace. Inventory edged down to 634 active listings from 642 (about 1% fewer).

In plain terms: Anchorage gained inventory and still moved homes quickly with a mild price dip. Mat-Su cooled a bit on price and pace while listings stayed roughly flat. That split is useful if you are comparing city and Valley options this fall.
