July was a busy, pretty straightforward month across both markets we serve.
In the Anchorage Municipality, the typical home sold for $500,000, a hair under June's $504,000 (down 0.8%). Homes that sold spent about 16 days on the market (15.6 in the MLS numbers), 7% faster than June. Buyers had more to look at: 356 active residential listings, up 16% from 306 in June.
In the Matanuska-Susitna Borough, the typical sale held at $448,000, unchanged from June. What did change: time on market. Homes that sold averaged about 23 days (23.2), 24% faster than June's 31-day pace. Inventory rose too, to 642 active listings from 586 (up about 10%).
In plain terms: more houses on the market, and the ones that sold did not sit around. Prices did not jump. That mix is easier on buyers than a mid-winter freeze, and still workable for sellers who price well.
