September told two clear stories across the markets we serve.

In the Anchorage Municipality, the typical home sold for $496,000, up 1.6% from August's $488,000. Homes that sold spent about 19 days on the market (18.7 in the MLS numbers), about 20% slower than August's roughly 16-day pace. Buyers saw a touch less choice: 431 active residential listings, down about 4% from 450 in August.

In the Matanuska-Susitna Borough, the typical sale held at $425,000, unchanged from August. Time on market eased. Homes that sold averaged about 35 days (34.5), about 8% faster than August's 37-day pace. Inventory dipped to 618 active listings from 640 (about 3% fewer).

In plain terms: Anchorage edged up on price while homes took a little longer and listings thinned slightly. Mat-Su held the typical sale steady, moved a bit faster, and also saw inventory ease. That split is useful if you are comparing city and Valley options heading into fall.
